Terms and Conditions

Pitch/ Vehicles 

  • Only one unit is allowed on any pitch. A unit is defined as a Campervan, Motorhome or Caravan. Any additional vehicles must be parked in the Overflow Campsite area, situated halfway along the campsite road. 
  • Please observe the 5-mph speed limit within the estate.
  • Movement of cars should be kept to a minimum between 22h and 8h

Noise

  • All noise must be kept to a minimum between 22:00h and 8:00h. All music must be switched off by 10:30pm at the latest. No loud music is permitted at any time
  • We do not allow commercial vehicles on the Campsite
  • We cannot accommodate motorhomes over 9 meters
  • Car idling is not permitted at any time 

Occupancy

  • Two occupants are included in the pitch price. Additional costs apply for any extra Adults, Children and/or Dogs
  • We only allow a maximum of 4 people (including infants) per pitch
  • Persons under the age of 21 are not permitted on the campsite unless accompanied by an adult over the age of 25 (proof of age may be required). Being a family-based campsite, we are unable to accept stag, hen, or adult parties 
  • Please note ALL children must be supervised at all times both in the Campsite 
  • Campsite Visitors are not permitted.
  • The Campsite gates are locked from 23h each evening for security purposes
  • Length of stay – A minimum of 2 nights stay is required.

Fees/charges

  • The FULL fee is required at the time of booking. We do not take provisional bookings
  • Cardholder’s name and address details must match the booking details. An email address and contact telephone number must be provided
  • We reserve the right to request further payments be made for any shortfall in camping fees charged, as a result of any error in the calculation of those fees via our online booking system. 
  • For information on cancellations, early departures or booking changes, please see the Cancellation Policy below
  • Movement of bookings can be made once with 48 hours notice within the same season only, and are subject to availability. All movements are at the discretion of the Duty Manager and can be refused. Once a booking has been moved all other cancellations, refunds and movements will become void

General

  • Electric Hook-up points deliver a maximum of 6 amps or 1.5kw. You will need to bring an electric hook up cable with you as we do not supply them.  Cables should be a standard 16amp outdoor cable with a minimum of 10m to ensure you can reach the hook up point
  • Bicycles, adult scooters, adult/child electric scooters, hover boards, skateboards or roller blades are not allowed on the Campsite at any time. However, bicycles with stabilisers, balance bicycles and child scooters are permitted
  • Drones and Chinese Lanterns are not allowed anywhere in the Campsite.
  • Please be aware that all paths within the campsite are either typical forest floor. Therefore, they are not easily accessible for wheelchairs. Please be aware that currently, we do not have any disabled toilet facilities on the campsite.
  • Climbing trees is NOT permitted anywhere on-site
  • Ground fires and Braziers are prohibited, though enclosed Fire Pits, Chimineas and BBQs are allowed. Please note due to weather conditions, this may change and could be prohibited at the Campsite Warden’s discretion at any time. You are welcome to bring your own BBQ’s though any BBQ must be a minimum of one building brick height off the ground. DO NOT place directly on the ground. If BBQ’s etc are used, they must be supervised at all times and please have firefighting materials available for any emergency.  Please cool coals down prior to disposing in the bins provided
  • Dogs must be kept on a lead at all times both. We do not have any facility where your dog can be allowed off the lead.  Dogs must not be left unattended at any time. A maximum of 3 dogs are allowed per pitch
  • Campers are encouraged to socially distance from other campers whilst on-site, respecting each other’s space and privacy and follow any specific signage on site.

Management/ Campsite Warden

  • We reserve the right to refuse any booking or admission to the Campsite and/or the Country Park, for any reason we deem reasonable
  • We reserve the right to alter any allocated pitches, prices, dates, opening times, Terms & Conditions, Cancellation Policy and/or Campsite Regulations without notice
  • The Campsite Warden has the right to request or even extinguish any BBQ/Fire Pit etc without notice, as a result of any breach of the above rules
  • The Campsite Warden is empowered to instruct campers to vacate their pitch immediately, if any of the Campsite/Country Park Terms and Conditions or regulations are breached or following any serious complaints
  • The Campsite Warden is onsite for general assistance between 8am – 6pm and for Emergencies Only’ between the hours of 6pm – 8am

Cancellation Policy

  • All cancellations are subject to an administration charge of 25% of the total booking (minimum of £20.00). Cancellations can be made up to 7 days prior to the arrival date for all stays, excluding Bank Holiday Weekends
  • Cancellations for Bank Holiday weekends must be made 14 days prior to the arrival date, whether you are arriving on Thursday, Friday, Saturday, or Sunday of the weekend
  • Any Cancellations outside that time period (7/14 days) will result in the loss of the full fee and no refund given

Cancellation by Operator

  • Should the Operator have to cancel due to circumstances out with their control, a full refund will be given for the nights that have been cancelled. They will not however be liable for any other loss or costs incurred as a result of the cancellation or alteration of your booking

Refunds

No refunds will be given for any early departures or for any changes or alterations to your booking that take place on the day of arrival or during your stay with us.

Please note refunds will not be given due to bad weather or for any reason out of our control.

The following refunds will be offered for any extraordinary circumstances:

  • Loss of power to site – If power to the site is lost more than 10 hours from the start of the event, 50% of the pitch price only for the day of the event (e.g., start date of the event) will be refunded
  • Loss of hot water supply – If the hot water supply to the shower block is lost in excess of 10 hours from the start of the event, 50% of the pitch price only for the day of the event (e.g., start date of the event) will be refunded 
  • Loss of water supply – If the mains water supply to site is lost in excess of 10 hours from the start of the event, 50% of the pitch price only for the day of the event (e.g. start date of the event) will be refunded

Please note, these refunds would only apply to any individual incident as it stands alone and not in conjunction with any other event that might occur, unless that occurs within 60 mins of the initial event finishing. Refunds also only apply on the day the event started and only if you have a pitch booked under your name to stay on the night the event started. If any of these events occur and last less than the agreed outage period, no refund will be applicable.
